Our Property Services

At Novellus Properties, we offer three service packages – lettings, rent management or a fully managed service:

  1. Lettings – with our let only service, we’ll market your property to let across leading platforms; pre-qualify and conduct viewings; and feedback to you any offers. Once a prospective tenant is accepted, we’ll thoroughly reference them to ensure they’re suitable; agree a move-in date; create, sign and issue a legally binding Assured Shorthold Tenancy Agreement; provide a fully photographed inventory; and collect the first months rent and deposit (5 weeks’ rent). Once moved in we’ll hand the tenant(s) over to you for ongoing management, and send the balance due to you along with a Novellus financial statement.
  2. Rent Management – we’ll begin our lettings service, and once the tenant(s) are moved in we’ll ensure they setup a standing order to ourselves to pay the monthly rent. Any unpaid rents will be immediately chased, and rents received will be forwarded same-day to you. Furthermore, annually, we’ll contact you to recommend any feasible increases to the rent amount, and issue a rent increase notice to the tenant, keeping your rental yield in check. With this option, management of maintenance issues and legal requirements will be left to you.
  3. Fully Managed – the complete service – in addition to the services detailed above, we’ll conduct quarterly inspections; protect and manage your tenant’s deposits; manage any property maintenance issues; navigate all legal requirements/renewals; and anything else which may be required to ensure the smooth running of your buy to let Manchester property management.

Unfortunately, we hear this a lot. Our promise is that as we’re run by landlords, we genuinely care about the properties we look after. Our regular inspections ensure the condition of your property remains optimal, as we know what issues we’re looking for. We differ from other agents as we’re hands-on and genuinely want to make a difference.

Of course! In fact, a large proportion of our landlords are absent investors thus are totally hands-off. They trust us to proactively handle the running of their Manchester property management whilst knowing it’s left in great hands. Any issues, we’re always on the other end of the phone! Points from The Renters’ Rights Bill will force landlords to be more hands on with their property management.  Specifically – abolishing “no fault” evictions via Section 21; introducing stricter timelines for addressing property maintenance issues (such as mould); and replacing fixed-term ASTs with periodic contracts, potentially leading to a higher turnover of tenants. Having a proactive property manager will help to navigate these changes smoothly and ensure the negative impact to your business will be limited.

Absolutely! Our fully managed HMO service includes all features of our standard fully managed service, in addition to managing local HMO regulations and cleaning contracts. For our HMO management service, we charge a slightly higher (10% of rents collected) fee than our standard (8% fee) management service.

Whilst extensively checking for condensation/mould and the condition of the oven (as we’ve found from experience are two main areas of neglect) – we perform complete inspection checks during our property visits. We check all areas of the exterior and interior of the property, and test all safety features; we ensure to catch any maintenance issues early and report them back to you for instruction, to ensure your investment property remains in great condition.

Unfortunately this is not something we currently offer (though may be considered in the future!).

Yes. We have a clear, legal process for handling non-payment, including issuing notices and, if necessary, eviction proceedings.

Yes – upon instruction for any of our services, we’ll prepare and request e-signature of our Terms of Business. For our managed services, this is typically either a 6 or 12 month initial contract; we do this to detail any one-off service fees which may be incurred during our management of your property (such as gas safety checks, EICRs, EPCs, PAT tests etc).

Rent is collected electronically and disbursed to you monthly, typically on the same day of the month as the tenancy began (unless a prior arrangement is made between the landlord and tenant).

We run credit, background, employment, and rental history checks. We aim to find reliable tenants who take care of the property and pay on time. We also encourage Guarantors wherever we can.

We triage the issue (for free) first to try and fix it as part of our fully managed service. If we can’t fix an issue, we co-ordinate all repairs with trusted contractors, and keep you in the loop.

Yes – one-off (lettings), or monthly and annual reports are provided with our managed services. These outline your property income & expenses, and will assist you when offsetting your tax returns.
