Our let only service is tailored for local landlords who prefer to manage their properties independently but understand the importance of finding and placing the right tenants professionally, which is absolutely key to a successful tenancy!
We’ll market your property to let across leading platforms, screen prospective tenants thoroughly to ensure they are trustworthy and financially stable, conduct viewings with those shortlisted, and feedback on viewings and offers to you. Once we’ve found the perfect tenant(s), we’ll prepare an comprehensive tenancy agreement and ensure a smooth handover to you.
By using our let only service – you’ll take advantage of our extensive real-life landlord experience and highly competitive let only fee, which includes a complementary fully photographed inventory!
Rent Management
Efficient rent collection including same day payment and immediate chasing of any outstanding rents. We’ll also conduct an annual rent review via Section 13 to ensure your property yields are kept in line with market rates.
With this option landlords take control of managing the tenancy, including maintenance repairs and governance against landlord regulations. Usually suited to those who don’t want to deal with any payment issues or the awkwardness of increasing rents, or want to keep their bank account details private, and benefit from our automated rental payment systems – providing peace of mind rents are being managed efficiently.
Just like with our lettings service, you’ll benefit from a complementary fully photographed inventory; but rent management also includes deposit protection to ensure compliance.
Fully Managed
The hands-off service: we handle all aspects of the tenancy and property management for you. Providing a complementary fully photographed inventory, deposit protection management and free triage for maintenance issues, our fully managed service is the best around!
Our service includes: prompt lettings to avoid extensive void periods; same day rent collection and payment to you; annual rent review; assigning one dedicated Property Manager ensuring continuity of service and swift resolution of queries; and swiftly handling all landlord regulation requirements to keep you fully compliant.
