    Up to 2 FREE fully comprehensive references per tenancy, covering credit checks, employment checks and previous landlord references. Additional references charged at £25 per check.

  • Deposit Management £FREE

    Registering the tenancy deposit in a Government-approved Tenancy Deposit Scheme on your behalf for the duration of the tenancy; regardless of whether you're a managed landlord.

  • Ad hoc Tenancy Agreement (inc Referencing) £165

    Have tenants already lined up but need a legally binding tenancy agreement creating and collecting signatures? We're one of the few agents in Manchester who offer this service.

    Following the anniversary of the move-in date, we offer a service to manage a rent increase process with the tenants.

    In the event we need to issue a section 8 eviction notice with the relevant clause to regain possession of your property, this charge will be payable.

  • Carbon Monoxide / Smoke Alarm Supply & Fit £30

    Co2 monitor required in any rooms containing a gas appliance, and one smoke alarm required per storey of building.

  • Gas Safety Check & Certificate (GSR) £125

    Legally required to be renewed annually where the property contains any gas appliances.

  • Electrical Installation Condition Report (EICR) £150 (flat) - £250 (House)

    Legally required to be renewed every 5 years, price dependant on number of electrical circuits.

  • Energy Performance Certificate (EPC) £150

    Legally required to let a property, and renewed every 10 years.
